The County of Sacramento Department of Water Resources, hereby gives notice to the community of Fair Oaks within Sacramento County the intent to revise the flood hazard information generally located between Kenneth Avenue and Manana Way. The flood hazard revisions are being proposed as part of a Conditional Letter of Map Revision (CLOMR) Case No. 18-09-0601R for a proposed project along Arcade Creek South Branch. Elliot Homes, Inc. is proposing to construct an off-line detention basin as part of the Gum Ranch Subdivision. Once the project has been completed, a Letter of Map Revision (LOMR) request should be submitted that will, in part, revise the following flood hazards along Arcade Creek South Branch.
1. The floodway will be revised from Manana Way to Kenneth Avenue along Arcade Creek South Branch.
2. The FEMA published Base Flood Elevations (BFEs) will increase along Arcade Creek South Branch from Kenneth Avenue to Manana Way, due to inaccuracies within the published model, to establish a corrected BFE. This correction shows that some properties are within the corrected 1% (100-year) BFE. The Gum Ranch Subdivision will be constructing an off-line basin, which will decrease the corrected 1% (100-year) BFE at the completion of the project. However, the affected properties will remain within the final 1% (100-year) BFE.
3. The SFHA will be established along Arcade Creek South Branch.
